Terms of use
Last updated November 7, 2026
This page is being reviewed by an attorney and may change. We'll tell you by email before any change that affects your rights.
These terms cover your use of Slumish at www.slumish.com. By creating an account or paying for anything, you agree to them and to our privacy policy. You must be 18 or older.
Slumish isn't a law firm
We give general information about Chicago and Illinois landlord-tenant law, and templates based on the City's summary of the Residential Landlord and Tenant Ordinance (RLTO). That isn't legal advice, and using Slumish doesn't make us your lawyer. For advice about your situation, contact a lawyer or one of the free legal aid groups on our legal help page. You decide what to send, file or sign.
Your account and what you post
- Give accurate information and keep your password private. You're responsible for activity on your account.
- Only report things that are true, at a home you rent or a building you own or manage. Don't post false reports, harass anyone, share other people's private information, or upload anything illegal.
- You own what you upload. You let us store it, process it and show it to the people described in the privacy policy, so the app can work.
- We may suspend accounts that break these terms or put others at risk.
Plans and payments
- Tenants: $60 for a year, or $5 a month. Monthly plans renew each month until you cancel in your account.
- Building rating reports: $5 per address. If you then join as a tenant at that building, the $5 counts toward your $60 year.
- Landlords: $300 per property per year. Tradespeople: $200 per year.
- Yearly plans and memberships last one year and don't renew automatically.
- Prices include no discounts or sales. Payments are processed by Stripe under its own terms.
- Rent paid through Slumish goes to the landlord's connected bank account. Card payments are free for tenants; bank transfers carry a fee shown before you pay.
- For billing questions or refund requests, email us. Your rights under Illinois law aren't affected.
Landlords
- Tenants can report issues at any building, and Slumish tracks and scores them whether or not the landlord has an account or pays. A subscription lets you see complaints for your property and respond.
- The Slumish Property Rating is based on tenant reports, how quickly issues are answered and fixed, tenant ratings, and City of Chicago violation records. You can respond to each complaint in the app. To dispute something, email us and we'll review it.
- Lease notice templates are a starting point. You're responsible for serving notices lawfully.
Tradespeople and repairs
- You must hold the licenses, bonds and insurance your work requires, and keep the documents you give us current.
- You set your own prices. The repair agreement is between you and whoever pays. Slumish isn't a party to it and doesn't perform or guarantee the work.
- When a job is paid through Slumish, we hold the payment until the tenant confirms the fix or 7 days pass after you mark it done, then send it to you.
Texts and emails
Slumish sends account, repair and payment emails. Texts to your landlord are sent from your own phone unless the app says otherwise. You can turn off push notifications in your browser or phone settings.
No guarantees
We work to keep Slumish accurate and available, but we provide it as is. City records and other outside data can be incomplete or late. To the extent Illinois law allows, Slumish isn't liable for indirect or consequential losses, and our total liability is limited to what you paid us in the 12 months before the claim.
Ending your account
You can delete your account at any time from your account page. What we keep afterward is explained in the privacy policy.
Law and changes
Illinois law governs these terms, and disputes go to the courts of Cook County, Illinois. We'll post changes here and email you about important ones. Questions: info@slumish.com.
