Slumish ("we") helps Chicago renters keep a record of rent, repairs and their landlord's responses. This policy explains what we collect at www.slumish.com, why, who can see it, and how to delete it. We don't sell your information, and we don't show ads.
What we collect
- Account details: your name, email, phone number (optional) and a scrambled version of your password.
- Your home: your address, unit, rent amount and due date, and the landlord contact details you give us.
- Records you create: rent payments and receipts, repair issues, photos, videos and PDFs, letters, notices you received, incident logs, 311 report numbers, ratings and messages. For evidence files we also keep when the file was taken, when it was uploaded, and a fingerprint (a SHA-256 hash) that shows it hasn't been changed.
- Landlords and tradespeople: business details, properties, license, insurance and bond documents, quotes, receipts and photos of work, and upkeep and appliance records.
- Payments: handled by Stripe. We see what was paid, when, and the last four digits of a card or bank account, never the full number.
- Notifications: if you turn on push notifications, a token for your browser or phone.
- Technical data: a sign-in cookie, and basic server logs (IP address, browser, pages requested) used for security.
- Public records: building code violations from the City of Chicago's open data portal.
How we use it
- To run the app: keep your records, write your letters, notify your landlord, and send you updates.
- To track how landlords respond and to calculate the Slumish Property Rating.
- To process payments and prevent fraud.
- To keep the service secure and fix problems.
Who can see what
- Your landlord sees the repair issues you report for your unit, with their photos and updates, once they claim the building. They see your name and unit on those issues. They see rent you pay them through Slumish. They never see your incident log, your own rent log, or notices you received.
- Other tenants and the public see only building-level information: complaint counts, response and repair times, City violations and the Property Rating. Never your name, unit or individual reports.
- A tradesperson you book sees the issue, your address and how to reach you.
- Your incident log is visible only to you, unless you print or share it yourself.
- An attorney or legal aid advocate you invite can read your complaints, rent payments, timeline and files, but can't change anything. You see everything they open, and you can turn their access off at any time. Your landlord never sees who you shared with.
- Service providers who run parts of the app for us: Railway (hosting), Stripe (payments), Resend (email), Twilio (text messages, when used), and FedEx Office when you choose to send a letter to the print partner. They may use your information only to provide their service.
- The City of Chicago only when you file a 311 report yourself.
- The law: we may disclose information if a valid law, subpoena or court order requires it. Where we're allowed to, we'll tell you first.
Deleting your account
You can delete your account at any time from your account page. We erase your name, contact details, rent log and receipts, incident log, and notices you received. Repair issues, with their photos and timeline, stay on the building's record without your name, so the building's history and rating stay accurate. We keep payment records as tax and payment laws require.
Security
Your files are served only to people allowed to see them, connections are encrypted, and passwords are stored scrambled. No system is perfectly secure. If a breach affects your information, we'll notify you as Illinois law requires.
Children
Slumish is for adults 18 and older. We don't knowingly collect information from children.
Changes and contact
We'll post changes here and email you about important ones. Questions or requests: info@slumish.com.
